We would like to explain the criteria we use to qualify applicants. Please feel free to ask any questions if you are unsure of any of these items.
Employment / Income+
Applicants must have six months of steady employment that can be verified with a paycheck stub, income tax return, W-2, or 1099 form. We use a 1.4 qualifying factor, (gross monthly earnings must equal four times the monthly rent amount). If the applicant is not employed, they must provide proof of sufficient assets or other income to support monthly rental payments. This could include a savings account statement, or school loan or grant letter.
Applicants must have a favorable present and/or previous rental history. If the applicant has ever been evicted or if an applicant owes any past or present landlord money, the applicant would be disqualified.
Applicants must have a positive credit history. We obtain our credit reports from the national credit bureau.
We will obtain a nationwide criminal history on all applicants and occupants.
We only accept co-signers if the applicant has no established credit or rental reference. If an applicant has derogatory credit, a co-signer is not allowed. A co-signer must have an excellent credit rating, and financial ability to pay their bills as well as the applicants rent. In addition to a $45.00 application fee, there is a $50.00 administrative fee for each co-signer. Any person acting as a co-signer must reside in the state of Alabama. Contact The office for details.
